Menara Hap Seng 3 is a shining example of a sustainable building, incorporating a wide range of environmentally friendly features that contribute to its impressive energy efficiency and reduce its carbon footprint. The building includes a record-breaking 20-storey indoor green wall, which not only enhances the aesthetic appeal of the space but also serves as a natural air purifier, improving the indoor air quality for occupants.
Other green features include an optimized façade that uses insulated aluminum panels and low-e double glazing units to minimize heat penetration and allow for better thermal and visual comfort. A rainwater harvesting system further reduces irrigation consumption, while high-efficiency faucets, toilets, and showers help save water, cutting consumption by 45% compared to EPA standard buildings.
In addition, Menara Hap Seng 3 features a variety of cutting-edge technologies that help to enhance the building's overall efficiency. A high-efficient chiller plant system targets less than 0.65 kW/RT, while variable primary flow pumping systems reduce the pumping power required for the chilled water system. Other features include an intelligent control valve for AHUs to ensure that every floor has adequate supply temperature, CO2 monitoring and control to ensure sufficient outdoor air supply, and MERV13 electronic filters in the AHUs for air filtering.
The building also boasts a number of innovative design elements, including efficient lighting that uses LED technology to achieve lux levels of 300-350 with an overall lighting power of just 6.5 W/m2. Daylight lux sensors automatically switch off lights when sufficient daylight is available, while occupancy sensors control lighting in service areas and back-of-house spaces to reduce energy consumption. Low-chemical-emission flooring, wall systems, and paint reduce occupants' exposure to harmful chemicals, while ceiling and wall designs help to reduce ambient noise levels.
Menara Hap Seng 3 also features a range of outdoor spaces, including a green wall for indoor greenery and external connectivity, as well as ground floor and level 4 open spaces for relaxation and outdoor connectivity. Finally, the building incorporates a full building automation and management system that ensures that all of these systems work together in harmony, further optimizing the building's performance.
